It is in this spirit that we encourage you to explore this opportunity to join The Management Trust team.EMPLOYEE OWNER POSITION PURPOSE:The Painting and Drywall Specialist Maintenance Technician, is primarily responsible for painting and drywall repairs both interior and exterior.JOB DUTIES AND RESPONSIBILITIES: Perform painting tasks such as: masking, caulking, sanding, painting with brush, roller, and airlessDrywall repairs: hanging, taping, mudding, and texturingPressure washingSafe use of ladders (both extension and a frame)Safe use of scaffoldingMonitor and maintain irrigation system to include unground repairsPerform preventative maintenance on buildings and equipment, including minor electrical repairs, plumbing, and carpentryPerform corrective maintenance on buildings and equipment, including minor electrical repairs, plumbing, stucco, and carpentryPerform minor appliance repair such as removal of dust, dirt, grease, and waste material from machines,Clean and repair lighting fixtures and replace bulbs as neededMaintain clean common area decks, fences, railings, window screens, doors, and sidewalksClean gutters, down-spouts, and scuppers to maintain drainageMaintain gate access as necessaryFire extinguishers maintained and inspected for damage as requiredCollect resort garbage and maintain trash and recycle bins located in common areasDaily monitoring of building exteriors, interiors, pool, and parking lots; perform litter and debris control; note safety, maintenance, and compliance issues and report them to supervisor as necessaryMaintain supply inventory and pertinent records of expenses as outlined by supervisorClean carpets, floors, window sills, and furniture in common areasMaintain a clean work area, tools, and equipmentOther duties and special projects as assignedQUALIFICATIONS:High School Diploma (or equivalent)2-3 years painting and drywall experienceSound understanding or proficiency in plumbing and electrical techniquesSound ability to use common hand and power toolsExperience in property maintenance - with generally between 1-3 years of experienceConflict resolution skillsAbility to meet deadlines and address time-sensitive issuesSuperior multi-tasking skillsAbility to provide high-level customer service with astute attention to detail and organizationMust be a team playerAbility to manage workflow amid shifting prioritiesWilling to learn Company process and procedures, and learn/use proprietary softwareAdaptable and dependable with a solid attendance recordProfessional and respectful demeanor with all internal and external customers at all timesSPECIAL POSITION REQUIREMENTS:Must have and maintain a valid driver's license, vehicle insurance, and driving record in compliance with Company policyESSENTIAL FUNCTIONS:Use standard office equipment, including: computer, phone, copier/scanner, etc.Use standard maintenance equipment, including: vehicles, power equipment, hand tools, etc.Relocate up to (50) poundsBe stationary or in motion for periods of timeTravel to and from offsite locationsSUPERVISES OTHERS?
